This Lease Agreement (the “Agreement”) is entered into on [date] by and between [landlord’s name] (the “Landlord”), and [tenant’s name] (the “Tenant”).
 
1. Premises. The Landlord hereby leases to the Tenant the premises located at [address] (the “Premises”) for the term of [length of lease] beginning on [start date] and ending on [end date].
 
2. Rent. The Tenant agrees to pay rent in the amount of [rent amount] per month, due on the [day of month] of each month. Rent payments shall be made to the Landlord at [address] or such other place as the Landlord may designate in writing.
 
3. Security Deposit. The Tenant shall provide a security deposit in the amount of [security deposit amount] upon signing this Agreement. The security deposit shall be held by the Landlord as security for the Tenant’s obligations under this Agreement and shall be returned to the Tenant within [number of days] after the termination of this Agreement, less any deductions for damages or unpaid rent.
 
4. Use of Premises. The Tenant shall use the Premises for [purpose of lease] and for no other purpose without the prior written consent of the Landlord. The Tenant shall comply with all laws, rules, and regulations applicable to the use of the Premises.
 
5. Maintenance and Repairs. The Tenant shall maintain the Premises in a clean and orderly condition and shall promptly report any damage or need for repairs to the Landlord. The Tenant shall be responsible for any damage caused by the Tenant or the Tenant’s guests to the Premises or to any fixtures or furnishings provided by the Landlord.
 
6. Alterations. The Tenant shall not make any alterations to the Premises without the prior written consent of the Landlord. Any alterations made by the Tenant shall become the property of the Landlord and shall remain with the Premises at the end of the lease term.
 
7. Assignment and Subletting. The Tenant shall not assign this Agreement or sublet the Premises without the prior written consent of the Landlord.
 
8. Termination. This Agreement may be terminated by either party upon [number of days] days’ written notice to the other party.
 
9. Governing Law. This Agreement shall be governed by and construed in accordance with the laws of the state of [state].
 
10. Entire Agreement. This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether written or oral, relating to the subject matter of this Agreement.
 
11. Amendments. This Agreement may not be amended or modified except in writing signed by both parties.
 
12. Waivers. No waiver of any breach of this Agreement shall be deemed a waiver of any other or subsequent breach.
 
13. Notices. Any notice required or permitted to be given under this Agreement shall be in writing and shall be deemed to have been properly given when delivered in person, sent by certified mail, return receipt requested, or by email to the addresses set forth below.
